How the board is built
Source. Every mortgage recorded with the Miami-Dade Clerk of the Court and Comptroller and the Broward County Records Division, taken from each clerk's public official-records index. The window is September 23 to October 22, 2026.
One row per mortgage. The lender is the mortgagee named on the record. When MERS is the only lender named, the loan is left out of the rankings because the real lender is not visible. Loan servicers, timeshare paper and reverse mortgages are tagged and kept out of the league table.
Lender types. Each lender is tagged as a bank, credit union, non-bank mortgage company, government or housing agency, home-equity investor, or private / hard-money lender. Tags come from a curated alias table plus name rules, and some will be wrong. Corrections are welcome.
Private lenders. A non-bank entity counts as a private or hard-money lender when it lends to two or more different borrowers in the window or its name marks it as a lender (lending, loans, funding, capital, finance, fund, mortgage). Individuals and one-off entities are shown as individual / seller financing.
Loan size. Rankings default to every loan of any size. Filters can narrow to loans of $5M and under or Commercial loans over $5M.
LLC / entity borrowers. A loan counts as an entity-borrower loan when the borrower is an LLC, corporation, trust or partnership. That is a strong signal of a flip, rental or development loan, but not proof.
Amounts are the principal as indexed by the clerk. Some records carry no amount, and amounts are not audited against the documents.
Coverage gaps. The clerks' indexes lag recording by a few days. Palm Beach is not covered yet.
